The Appraisal Group of Central Florida, Inc. has been in operation since March of 1992 and has many years of commercial and eminent domain appraisal experience in Central Florida, Northeast Florida, West Florida and Southwest Florida.   Cumulative apraisal experience includes a broad range of valuation assignments with  numerous Before and After Valuations with severance damages and cost to cures.

  The scope of the appraisal review services includes preparing  Review Appraisers Statements the provide a credible opinion as to the quality of the appraiser’s work that is in compliance with Uniform Standards of Professional Appraisal Practice (USPAP), the FDOT Supplemental Standards and Federal Guidelines.  Review Appraiser Reports are also provided if needed and approved by the client.    Additionally settlement consultation services can be prepared involving the review of appraisals to offering strengths, weaknesses and deficiencies for both the jurisdiction authority appraisal reports and Property Owner appraisal reports.

Our Team

Principal –Richard K. MacMillan, MAI

Richard K. MacMillan, MAI, provides appraisal and appraisal reviews. He has over 33 years of commercial and eminent domain appraisal experience on a wide variety of vacant and improved, residential, commercial, industrial and institutional properties.  Mr. MacMillan is a member of the Appraisal Institute holding the MAI designation and is qualified as an expert witness in Clay, Lake, Orange, Seminole, Polk, Hillsborough, Marion, Brevard, Volusia, Duval, Bradford, Sarasota, Citrus, Hardee, Osceola, Hernando, Pinellas, Desoto, and Lee County Circuit Courts with real estate appraisal specialization in the area of eminent domain. Mr. MacMillan has provided expert witness testimony for the FDOT, Districts I, II, V and VII, the Orange County Real Estate Management Department, Polk County Engineering Department, Seminole County Legal Department, Volusia County, the City of Orlando and the Orlando-Orange County Expressway Authority (OOCEA).   

 Principal - H. Kimberly Pope

H. Kimberly Pope, vice president, is involved in project management and also provides appraisals and appraisal reviews.  Ms. Pope is a State-Certified General Real Estate Appraiser, 

RZ 1431 and an Associate Member of the Appraisal Institute.  Ms. Pope has over 28 years of cumulative real estate experience, predominately in eminent domain appraisal.     

Thomas A. Riddle, MAI, Senior Appraiser

 Mr. Riddle is a State Certified General Real Estate Appraiser, #RZ1451 and has over 29 years of commercial appraisal experience with over 21 years of eminent domain appraisal experience.
