The Appraisal Group of Central Florida is a real estate appraisal firm with
a specialization in eminent domain appraisal assignments. It has been in
operation since March of 1992 and is located at 378 CenterPointe Circle,
Suite 1286, Altamonte Springs, Florida. The Appraisal Group of Central
Florida, Inc. has years of appraisal experience in Central, West and
Southwest Florida. Cumulative appraisal experience includes a broad range
of valuation assignments including numerous Before and After Valuations
with severance damages and cost to cures as well as cost impact studies.
The principals in the firm are Richard K.
MacMillan, MAI, President, Certified General Appraiser #RZ353 and H.
Kimberly Pope, Vice President, Certified General Appraiser #RZ1431. Richard
K. MacMillan serves as the appraiser of record for most eminent domain
appraisal assignments.

Richard
K. MacMillan, MAI, has over (20) years of condemnation experience on a wide
variety of vacant and improved, residential, commercial, industrial and
institutional properties and is a member of the Appraisal Institute holding
the MAI designation, Certificate #9971. He is qualified as an expert
witness in Seminole, Orange, Marion, Osceola, Polk, Pinellas, Hillsborough,
Brevard, Volusia, Citrus, Hardee, Hernando and Lee County Circuit Courts
with real estate appraisal specialization in the area of eminent domain.
Mr. MacMillan has provided expert witness testimony for The Florida
Department of Transportation, Districts One, Five and Seven, the Orange
County Real Estate Management Department and the Orlando-Orange County
Expressway Authority. For over 15 years, Mr. MacMillan has been
pre-qualified by the Florida Department of Transportation as a real estate
appraisal consultant.
H. Kimberly Pope
H. Kimberly Pope is a State-Certified General Appraiser # RZ1431, and an
Associate Member of the Appraisal Institute. Ms. Pope has over (17) years
of cumulative real estate experience, predominately in eminent domain
appraisal. She has fifteen years of eminent domain appraisal experience in
the private sector.
Our appraisal staff consists of 4 experienced State-Certified Senior
Appraisers, all with years of appraisal experience, predominately for
eminent domain purposes. Two of the appraisers hold MAI designations from
the Appraisal Institute.

Types Appraised
Property
types appraised include large acreage tracts, agricultural properties,
vacant wetlands, and a variety of urban improved properties. Vacant
property types include agricultural, residential, office, industrial,
retail commercial, and institutional. Improved property types range from
single family and multi-family residential to retail and wholesale commercial
as well as industrial parcels. Improved special purpose properties include
cemeteries, churches, schools, ornamental nurseries, restaurants, service
stations, car lots, mobile home parks, auto salvage yards, and medical
clinic valuations.
